Marketing brochure for Apollo Beach created by Flora Sun with Wilbur E. Jones, from Miami, as President. Flora Sun acquired Apollo Beach from Francis J. Corr in 1960, (with Paul Dickman also holding a mortgage on the property.) Flora Sun quickly became embroiled in a financial scandal and could not meet its obligations. After a protracted bankruptcy and foreclosure action, the property was returned to Francis Corr. Flora Sun did very little development of Apollo Beach while holding the property.

US 41 is the North South road at the bottom of the photo. Miller Mac Road (is at the southern end of the developed land and the Flamingo Canal bounds the north. Note the farmland to the south of the development, like parts of Dickman's vegetable farming empire. To the north was a combination of pasture for cattle...

Also note some of the very earliest finger canals being dredged at the extreme western edge of the property, at the bay. Also note the build up of dredged land in the bay itself.

Initial Subdivision Plans for first three sections of Apollo Beach from developer Francis Corr. Filed in 1958 and 1959. These sections of are bound by the Flamingo Canal on the north, and Miller Mac Road on the south with the land coming to a point at US 41. This is generally known as the "F Streets" plan, as most of the street names begin with the letter F.

Flora Sun Architectural Drawing of Planned Apollo Beach.

Flora Sun bought Apollo Beach from the Corr Family when they could not complete the initial development. This drawing was an architectural drawing of Flora Sun's overall plan for the community. Very little of this was built by Flora Sun. Their project went bankrupt in a widely publicized banking crisis in the 1960s along with some illegal financing activity. The property eventually returned to the Corr family after a protracted legal battle that lasted 7 years.

This is the same area as in the Looking West: 1960 picture but from the opposite view. Clearly evidence of the dredge and fill technique being used to create AB. Compare this photo with the 1957 photo to show the addition of the dredged land, creating finger canals.

Looking West at very early Apollo Beach development. At the left side of the developed land is today's Miller Mac Road. On the right, is the Flamingo Canal. US 41 is at the bottom of the page. Note the early sales of lots in the first phases of the property, in what is known as the "F" Street section as most streets begin with the letter "F." Also note the early dredge and fill at the bayside section of the development, which created Apollo Beach's signature finger canal land development.

That building survives intact in 2022, and is now the retail facility *MUV" for the marijuana grow facility which replaced the structure in the photo around 2019. This area would have been known as North Ruskin (at least that was the name of the small train station that served the cooperatives, likely just to the left of the administrative building, but out of the picture. Today, across from the administrative building would be the entrance to Flamingo Road, which was built in the late 1950s as part of the new Apollo Beach construction. Note the vintage plan in the foreground which was likely used for crop dusting. Also interesting is the completely barren land east of the facility, which today is being developed as part of the massive Waterset Community.

Paul Dickman had owned the land and had long dreamed of creating a new town, which he called Tampa Beach. In 1954, he sold the land to a Fort Lauderdale development group, Turner, Dean and Clark for $10 million. In 1954, he sold the land to a Fort Lauderdale development group, Turner, Dean and Clark for $10 million. These developers platted the town of Tampa Beach and began construction, which would take full advantage of the new Cross Bay Causeway (pictured) which was never built. The developers began a dredge and fill effort to create the town and began construction of the Flamingo Canal. They also offered 500 acres to the State of Florida to locate a new University (University of South Florida) but the government chose its current location north of Tampa, instead. The development company ran out of capital and did not accomplish much. The land reverted to Paul Dickman who late sold the land to the Corr family who ultimately were the developers of Apollo Beach

This booklet, created by Frandorson Properties was used to market the Apollo Beach subdivision. Frandorson Properties was created as a Michigan corporation in 1965, so it is likely that this brochure was created after 1965. It was in 1965 that Francis Corr reacquired Apollo Beach following a a protracted foreclosure proceeding against Flora Sun Corporation of Miami.
